Terms and conditions

1. General

1. These terms and conditions apply to all bookings and stays at Juultje Zeeland in Wissenkerke, Zeeland.
2. Juultje Zeeland rents out two accommodations:
   • Juultje Apartment Wissenkerke
   • Juultje Holiday Cottage Wissenkerke
3. By making a booking, the guest agrees to these terms and conditions.
4. These terms apply to bookings made through our own website and through external booking platforms such as Booking.com and Airbnb, insofar as the platform terms do not differ from them.

2. Booking and payment

1. A booking is final once it has been confirmed by Juultje Zeeland.
2. Payment is made at the time of booking using the payment methods offered.
3. All prices shown include tourist tax.
4. The cleaning fee is:
   • Apartment: €40 per stay
   • Holiday cottage: €45 per stay
5. The minimum stay is one night.
6. Any extra services are charged separately.

3. Cancellation

The following terms apply to cancellations:

• 30 days or more before arrival: free cancellation.
• 14 to 29 days before arrival (inclusive): 50% of the total booking price is due.
• Less than 14 days before arrival: 100% of the total booking price is due.
• Not showing up (no show): 100% of the booking price is due.

Cancellations must be made in writing by email or through the relevant booking platform.

We advise guests to take out suitable cancellation insurance themselves.

4. Arrival and departure

1. Check in is possible from 3 pm on the day of arrival.
2. Check out must take place by 10 am on the day of departure.
3. Access to the accommodation is via a key safe. The necessary information is provided before arrival.
4. Early check in or late check out is only possible by prior arrangement and with written permission.

5. Use of the accommodation

1. The accommodation may only be used by the number of people stated in the booking.
2. Receiving extra guests or letting them stay overnight is not allowed without prior permission.
3. The guest must treat the accommodation, its contents and the facilities with care.
4. Subletting the accommodation or transferring it to third parties is not allowed.
5. Parties, events and other gatherings are not allowed.

6. Pets

1. Pets are welcome at Juultje Zeeland.
2. A maximum of three dogs is allowed per accommodation.
3. The charge is €15 per dog per night.
4. Dogs may lie on the sofa and the bed, provided you use your own protective cover.
5. The guest is responsible for any damage or extra cleaning caused by pets.
6. The guest must make sure that dogs do not cause a nuisance to the surroundings.

7. Quiet and nuisance

1. We ask our guests to be considerate of the surroundings and the neighbours.
2. Quiet hours apply from 9 pm to 7 am. Noise must be avoided during these hours.
3. Smoking is not allowed inside the accommodation.
4. In the event of serious or repeated nuisance, Juultje Zeeland may ask the guest to end the stay.

8. Cleaning and departure

1. The accommodation must be left tidy and swept clean on departure.
2. The dishes must be washed and put away.
3. The fridge must be empty.
4. Rubbish must be placed in the bins provided for it.
5. In the event of excessive dirt or damage, additional cleaning or repair costs may be charged.

9. Damage and liability

1. The guest is responsible for damage caused during the stay by themselves, fellow guests or pets.
2. Any damage or defects must be reported to Juultje Zeeland as soon as possible.
3. Juultje Zeeland is not liable for loss, theft or damage to guests' personal belongings, unless there is statutory liability.
4. To the extent permitted by law, Juultje Zeeland is not liable for temporary utility outages or other circumstances beyond its reasonable control.

10. Extra services

On request and subject to availability, Juultje Zeeland offers additional services.

Electric bikes

• First day: €25 per bike.
• Each following day: €15 per bike per day.

Electric car charging

• A charging point for electric cars is available on request.
• Use and the related rates are agreed with the guest in advance.

11. Complaints and defects

1. Complaints or defects must be reported as soon as possible during the stay, so that we have the opportunity to offer a suitable solution.
2. Juultje Zeeland will make every effort to resolve complaints as quickly and fairly as possible.
3. Complaints that cannot be resolved during the stay can be submitted in writing afterwards.

12. Privacy

Juultje Zeeland handles guests' personal data with care. Personal data is used only for bookings, communication, payments and legal obligations.

13. Force majeure

If force majeure prevents Juultje Zeeland from making the accommodation available, a suitable solution will be sought in consultation with the guest. If the stay cannot take place, the guest's statutory rights will be respected.

14. Applicable law

1. All bookings and agreements with Juultje Zeeland are governed by Dutch law.
2. Any disputes will be submitted to the competent court in accordance with the statutory rules.
